Becoming a landlord is often seen as a daunting prospect, with many potential pitfalls littering the path towards the regular passive income that we all desire – however, with a little bit of planning it can be a rewarding investment!

Here are some of our top tips for ensuring your rental property is bringing in the maximum income and that your tenants are kept safe and happy.


Be careful when allowing tenants to work on the property

Although this is a tempting way of making sure that your property is decorated with the latest fashions, it often ends up in poorly completed work having to be redone, at your cost, when the tenant moves out. Always ensure that your property is decorated to a good standard and make sure that any work carried out is properly documented, with compensation clauses agreed beforehand.  We provide a range of refurbishment and handyman services should you feel that your property could do with work.


Make sure you are up to date on testing and regulations

Things such as gas appliances, when faulty or not tested regularly, can endanger tenants and cause all manner of problems for both you and them. Last year, British Gas identified more than 26,000 unsafe and dangerous gas and electric appliances in homes they visited in the first seven months of the year alone.

A legionella risk assessment should also be updated at least every two years and is required to cover water systems in any commercial premise. This includes rented housing particularly where communal services are present.

Use a trusted provider to carry out any maintenance
